North Cyprus koçan types: four title-deed frames

Four koçan languages are discussed in North Cyprus: Turkish, eşdeğer (equivalent), tahsis (allocation) and Greek (Rum) koçan. Type changes by parcel and project; this page is not legal advice.

Why four languages?

When buyers ask ‘is there a title deed?’ they are asking about koçan type. Different parcels on the same site can carry different types. A project sales presentation does not automatically make a unit ‘Turkish title’.

Short map

Turkish koçan sits closest to post-Republic registration. Equivalent is 1974-exchange/registration language. Allocation carries use and a future-registration promise; it should not be read as a completed deed. Greek koçan is tied to a pre-1974 owner record and a separate risk talk for foreign buyers.

What a project page writes — and does not

The koçan note on a project page is general. Exact type, charges and burdens come from a parcel search. We do not copy fee percentages or timelines from rival sites as if they were law.

Next step

Write the project whose type you want to know on the form. The Emlak Markası Adana office collects stock and the developer statement; title confirmation is with a lawyer.
